Feasibility Studies
We can undertake accurate site and property surveys. This information is used to prepare accurate plans from which we can efficiently work up plans and sketches to prepare various concepts and proposals for your approval. These are used to establish the scope of the main works, the budget and will allow us to advise on any issues we can predict. This is an enjoyable and exciting part of the project for all involved as this shapes how the project is going to develop.
Final Proposals
The success of a project relies heavily on the success of the final details. These not only include the details you see including the fittings and finishes, but also a large volume of construction details which are inevitably concealed once the building is completed. We work to prepare schedules of information and drawings required by the contractor to undertake the works efficiently on site.
This also allows the contractors to finalise their costs for approval which in turn will inform any further changes to the designs.
Detail Proposals and Applications for Planning Permission
As we develop the project in close communication with you, we work through the various work stages. At the end of the Detail Proposals stage, we prepare and submit your application for Planning Permission. This is usually undertake electronically. We then closely monitor the progress of the application and negotiate with the planning department as required to provide the best chances of success for the application.
During this stage, we often speak to contractors and start to look at obtaining initial budget costs for your project. This in turn will assist in informing the development of the proposals.
Works on site
We can be involved as much or as little as you require once the project starts on site. We can regularly attend the works to monitor progress and quality or tailor our service to provide a lesser level of input, dealing with only specific requests as and when required.
Final Proposals and Building Warrant Application
Once we have positive news regarding your planning permission, we can work our way through the Final Proposals work stage culminating in the preparation and submission of an application for Building Warrant. This will likely require the appointment of a Structural Engineer and possibly other consultants. We co-ordinate and collate all of the information required for the Building Warrant including technical drawings, details, specifications, energy calculations and so on. We then work through any additional requests made by Building Standards to allow your Building Warrant to be granted.
Handover and Post Construction
Jefcoate Anderson Architects can undertake final inspections on the works on site, work with the Building Standards department to prepare the required paperwork to allow Completion to be signed off. Sometimes Applications for Amendment to Warrant are required if changes have been made on site.
